Richard Landry Is Genius…

November 17, 2006
Richard Landry is by far one of the best Architects in Los Angeles. Originally from Montréal, Canada, he has made a definite mark with his ‘breaking all rules’ approach to assisting his clients and brilliant presentation of his amazing visions. Richards’ unique approach to design and no fear attitude allows his clients to truly create their dream homes, that at the end, fit their lifestyle requirements; not the requirements or ego of the Architect is refreshing.

When I met Richard he was working on a gated community in Mount Tremblant Canada…I was so inspired by him personally, his support team and his way of making you feel that it is okay to want that wall of glass is a Traditional French Château. I know the importance of the home base and the energy that your soul absorbs from its surroundings, to have the elements that make you feel warm and fuzzy or inspires you to write that ‘best seller’ is an aspect of Landry’s design process that is extremely important and he isn’t afraid to allow his clients to give their input…he encourages it.

‘Modern to Classic’ published by ORO editions, is the title of Richards new table book…which by the way is one of the most gracious displays of some of the most stately, rich, bold and unique homes from all over the globe, designed by the Landry Group. On November 16th, Richard gave a lecture on his approach to design, shared newly photographed homes and on-the-board projects, he illustrated how certain rules of architecture can be bent, and even broken, to yield creative solutions to today’s lifestyles. After the lecture, which was held at the Pacific Design Center West LA, we were wined and dined in the Holly Hunt showroom for the book signing, the perfect backdrop.

‘The Physical Inspection’ Of Your Potential "Sweet or Sour Home"

One of the most important aspects of a real estate transaction is the physical inspection of the property that you are contemplating making your “Home Sweet Home”.
The physical is normally performed after an accepted offer. However, in some cases, it can be preformed prior to committing to placing 3% of the sale price into escrow and other costs as in appraisal for your loan. On purchases when you are dealing directly with the bank or a trust they may require that you perform the physical inspection prior to opening escrow and waiving your physical inspection contingency.

I can’t stress the importance of finding a qualified, certified and experienced inspector. Even if the inspector has been referred by a friend or family member, take the time to interview them prior to hiring. What will they and what won’t they be doing for you? Do they take photos and give you a detailed print out at the inspection? Do they have a sample inspection report that they could forward to you? Some inspectors even give you a disc with photos and descriptions of problems or potential problems, they print a copy for you, your realtor and the realtor representing the seller. In my opinion, the best inspectors have had some background in construction and/or engineering.

Some of the areas that they normally inspect are:

1) All of the electrical outlets
2) The plumbing system for pressure and any visual problems. They should let you know if the plumbing system is cooper or galvanized.
3) The roof for any signs of leaks or problems that could cause leaks. In addition to calculating the age of the roof.
4) All of the appliances. They will run them during the inspection making sure they operate properly.
5) The heating and air conditioning system.
6) Windows.
7) The foundation for any cracks, or other potential problems.
8) The water heater and smoke detector positioning.
9) They make notation of termite or dry root problems, however, the termite inspector is the expert for this task.
10) They should share with you if any additional specialist should be called to inspect a specific area of the property.

So as you can see, they have a very detailed job to do. In my experience, a good inspector normally takes around 3-4 hours to inspect a property between 1,200 and 3,000 square feet. An estate property could take all day.

This is also a great time to get to know the house, since you will be spending several hours there during the inspection. You should try to be at the inspection for at least apart of it; especially at the end. The inspector normally goes over his report pointing out how to operate certain things and how to maintain them.

As you can see, in some of the photos I have provided, we also exchange documents and any other paper work that needs signatures…lots and lots of paper…lots and lots of signatures, the realtor representing the buyer is there to hold the buyers hand and explain some of the detailed paperwork. At this inspection, the husband decided that he wanted to venture underneath the home with the inspector…check out the gear needed to be safe will checking out the foundation and other very interesting things underneath.

After analyzing the report and spending time at the property…checking out the neighbors and traffic sounds…this is the time that you can either request that the seller perform some needed repairs, or if you feel that you’ve gotten a hell of a deal…the next step is usually finalizing your loan.

Just remember how important it is to check out your inspector…because if your inspection isn’t meticulous you WILL pay later.

Esquire Design House in Beverly Hills

Being one of the top agents in LA has its perks...I attend some pretty cool events which are normally fundraisers of some sort.

Yesterday evening, I attended an event at the Esquire Design House in Beverly Hills. Each year, Esquire Magazine sponsors the Design House and allows certain organizations to host a charity event, which, by the way, Esquire Magazine foots the bill for. Clive Davis is hosting this fund raiser, supporting children’s creativity and interest in music.

Now, we all know how important first impressions are, so I had to pick out my outfit very carefully; since there will be some heavy hitters from the Music Industry attending the affair. I didn’t want to be too light, so a dress just wouldn’t do…didn’t want to be too casual, so the LA jean and jacket look wouldn’t work. I decided to bring out my best grey flannel pant suit, by Escada, topped off with a brown Stetson brim, cheetah Prada baby doll shoes and cheetah belt, I felt it would show that I have good taste and can be both feminine, powerful and fun at the same time…and off I went.

We entered up a long private driveway to a beautifully lit and landscaped Villa with the true feeling of Tuscany, Italy…the Ultimate Bachelors pad over 17,000 square feet on a flat 360 degree view lot. Each room was designed by some of the top interior designers in LA and even though it was a compilation of 8 different designers it actually flowed nicely from room to room. The quality and attention to detail was amazing. The champagne, cocktails and hor' derves flowed all night. As visitors wondered through the rooms you could hear oohs and aahs. In addition to the traditional rooms, Master Bedroom, Living room with oversized bar the home included a Home Theatre designed by SFA designs, a Digital Lounge with all of the new music gadgets, a Game Room which they called ‘The Gaming Room’, my favorite…the Body and Soul Room and a outdoor Bar shaped like the St. Paul Girl back lit in bright lime green.

The VIP section was filled with, to name a few…Janet Jackson, looking incredible and her new Bo, Baby Face, a few rappers that I couldn’t name (sorry), Stevie Wonder who preformed a memorable concert on the grass and of course Clive Davis.

It was a wonderful event under the stars and a way to reconnect with some Industry Folks that I hadn’t seen in awhile. Oh...and when it was time to end the evening, we received the euphemist gift bag…filled with great stuff, even some very hot shades from DKNY’s new sunglass line.

You can view the Esquire 360 House at http://www.esquirehouse360.com/ where you can view the Villa via slideshow or visit http://www.esquirehouse2006.com/ and bid on auction items and memorabilia. Enjoy and Bye for now.

A Huge Thank You!

This was a very important opportunity to make a difference in the security of our community. Fortunately, everyone had an opportunity to have a one-on-one conversation with our councilman regarding their concerns.

I wanted to thank everyone in the neighborhood who assisted with the set up and clean up after the block party and for voluneering at the booths and bringing their goodies to the bbq. Thanks also to MIKE at Nicks' Liquor store and market “our local market” on Washington Blvd. for contributing all of the sodas, water and ice. And lastly, THANKS to Starbucks for the coffee that complimented the deserts.

Here I Am With Councilman Bill Rosendahl
